SB 36 (BR 200) - T. Buford, C. Girdler

     AN ACT relating to the right of redemption.
     Amend KRS 426.530 to reduce from one year to six months the time period for the right of redemption of real property sold in pursuance of a judgment or order of a court, other than an execution, if the sale did not bring two-thirds of its appraised value.


     HCS - Retain original provisions; except in Section 1, include new language providing that in addition to the original purchase money and interest thereon, a defendant or his or her representative who wishes to redeem property pursuant to this section must also pay any reasonable costs incurred by the purchaser after the sale for maintenance or repair of the property, including but not limited to utilities expenses, insurance, association fees, taxes, and cost to conform the property to the minimum standards of local nuisance codes and local ordinances.
